Emergency Roof Leak: What to Do in the First 24 Hours

A roof leak that starts during a storm is stressful in a very specific way: it is happening now, the weather is still bad, and every instinct says to get up there and stop it. Almost none of that instinct is useful. What actually limits the damage in the first 24 hours is a short list of safe, unglamorous steps done in the right order.

This is that list. It applies to a Manhattan apartment ceiling, a Queens two-family, a Bronx flat roof or a Staten Island shingle roof — the priorities are the same.

First: electricity and people

Water and electrical systems are the part of a roof leak that can hurt someone. Before anything else:

  • If water is running near a light fixture, ceiling fan, outlet or electrical panel, do not touch the fixture and do not stand in the water. Shut off power to that area at the breaker if you can reach the panel safely and it is dry.
  • Keep children and pets out of the affected room.
  • If a ceiling is visibly sagging or bulging, treat the room as unsafe and stay out. A sagging ceiling is holding a pocket of water and can come down all at once.
  • If you smell gas, see arcing, or the water is near a panel, call 911 and your utility — not a roofer.
  • Second: move what you can, protect what you cannot

    Get electronics, documents, rugs and furniture out of the path of the water. Anything too heavy to move gets covered with plastic sheeting or a tarp and shifted a few feet if possible. Small, fast decisions here save the most money.

    Third: contain the water where it is safe to do so

    Buckets under drips, towels around them, plastic under the buckets. Empty containers before they overflow — a full bucket that tips does more damage than the leak did.

    One thing worth knowing: when water pools inside a ceiling, it spreads horizontally and soaks a wide area of plaster or drywall. Some homeowners choose to relieve that pressure with a small hole at the low point of a bulge so the water drains into a bucket in one place instead of saturating the whole ceiling. That is a judgement call, it is only appropriate when the ceiling is not already sagging badly and the power to the area is off, and if you have any doubt, wait for a professional. A ceiling that is heavily sagging should be left alone entirely.

    Fourth: do not go on the roof

    This is the step most people want to skip. A wet roof, a windy day, an iced surface or a low parapet is how a manageable insurance claim becomes a hospital visit. Emergency stabilisation — tarping, temporary patching, sealing a torn membrane — is done by people with harnesses, anchors and the experience to judge whether the deck under them is sound. Ladders in wind are their own hazard even before you reach the edge.

    You can observe usefully from the ground and from windows: visible displaced material, a fallen branch, debris in the gutters, water sheeting off a spot where it normally does not, an overflowing drain. Photograph all of it from where you are standing.

    Fifth: document everything

    Before cleaning up, photograph and video:

  • The active leak — where the water is entering the room and how fast.
  • Damaged ceilings, walls, floors and belongings, with something for scale.
  • Any visible exterior damage, taken from ground level or a window.
  • The date and the weather conditions.
  • Keep receipts for anything you buy to limit damage — tarps, buckets, a fan, temporary accommodation. Insurers generally expect a policyholder to take reasonable steps to prevent further damage, and documented spending supports that.     Sixth: call a roofer and describe it precisely

    When you call, the details that speed everything up are:

  • Which floor and which room, and whether it is under a flat roof, a pitched section, a terrace, or a rear extension.
  • Whether the water is dripping, running, or has stopped since the rain stopped.
  • What the weather was doing when it started — heavy rain, wind direction, snowmelt.
  • Whether this is the first time or a recurring problem in the same place.
  • Whether power to the area has been shut off, and whether any ceiling is sagging.
  • Emergency work is normally two visits in substance even when it happens in one trip: stabilise now, diagnose and repair properly once the roof is dry and safe. A tarp or a temporary seal is not a repair, and a contractor who wants to price a permanent fix in the middle of a storm is guessing.

    What happens in the days after

    Once the water stops, drying matters as much as the roof work. Wet insulation and enclosed cavities do not dry on their own quickly, and material that stays damp for days is where mould problems begin. Fans and dehumidifiers in the affected rooms, and openings kept accessible rather than immediately sealed and painted, are the sensible default until someone has confirmed the assembly is dry.
