Roofing & Waterproofing FAQ

Answers to the most common questions we hear from NYC homeowners and property managers.

Frequently Asked Questions

How much does a new roof cost in NYC?+

Most NYC roof replacements range from $8,000 to $25,000 depending on size, material and roof complexity. Flat roof systems (TPO/EPDM/modified bitumen) and full tear-offs cost more than overlays. We give every customer a free, itemized written estimate with no obligation.

Are you licensed and insured?+

Yes. IronSky is fully NY-licensed, carries general liability insurance and workers' compensation, and pulls all required permits. We can provide certificates on request.

How fast can you respond to a leak?+

Our 24/7 emergency dispatch responds same-day across NYC, Long Island and Yonkers. For active leaks during business hours we typically arrive within 2-4 hours.

Do you offer free estimates?+

Yes — every estimate is free, no obligation, with photo documentation and itemized written pricing. We never use high-pressure sales tactics.

What roofing materials do you install?+

Asphalt shingles (GAF, Owens Corning, CertainTeed), metal, slate, tile, and flat-roof systems including TPO, EPDM, PVC, modified bitumen and built-up roofs.

How long does a roof replacement take?+

Most residential shingle roofs take 1-3 days. Flat commercial roofs can take 3-7 days depending on size and existing conditions. We'll give you a clear timeline up front.

What warranties do you offer?+

We provide a written workmanship warranty on every job, plus manufacturer material warranties up to 50 years for premium shingle systems and 25 years for TPO/EPDM membranes.

Do you work with insurance companies?+

Yes. We document storm and accident damage with detailed photos and reports for adjusters and can communicate directly with your insurance company throughout the claim.

What areas do you serve?+

All 5 NYC boroughs (Manhattan, Brooklyn, Queens, Bronx, Staten Island), all of Long Island (Nassau and Suffolk), Yonkers and surrounding Westchester areas.

How often should a roof be inspected?+

We recommend at least one professional inspection per year, plus after any major storm. Annual inspections catch small problems before they become major leaks.

Can you repair just part of my roof?+

Absolutely. Targeted repairs are often the best solution if the rest of the roof has years of life left. We won't push a full replacement when a repair will do.

Do you handle waterproofing for terraces and basements?+

Yes — we install liquid-applied roof membranes, terrace coatings, balcony waterproofing, basement waterproofing and exterior foundation waterproofing systems.

What is the best flat roof for NYC?+

TPO and modified bitumen are the most popular for NYC commercial and multi-family flat roofs. TPO is energy-efficient and reflective; modified bitumen is durable and great for foot traffic.

Can you do brownstone restoration?+

Yes. IronSky specializes in NYC brownstone facade restoration including brick pointing, lintel repair, parapet rebuilds, cornice work and waterproofing — historic district compliant.

Do you offer financing?+

We can connect you with financing partners for larger projects. Ask about options when you receive your estimate.

Do you install custom iron railings?+

Yes — we install and repair custom wrought-iron and aluminum railings for stoops, balconies, fire escapes and rooftop terraces. We can match historic brownstone profiles for landmark districts.

Can you install a paver patio in my backyard?+

Absolutely. We install paver patios, walkways and garden hardscape across NYC and Long Island — proper compacted base, polymeric sand joints, and clean borders that last decades.

What is a rooftop pedestal paver system?+

Pedestal pavers sit on adjustable plastic pedestals above your waterproofing membrane, creating a level walking surface while protecting the roof. We pair them with full waterproofing for NYC rooftop terraces.

Do you repair brownstone stoops and front steps?+

Yes — bluestone tread replacement, brick riser rebuilds, full stoop reconstruction, and code-compliant new concrete steps. We work in landmark districts across Brooklyn, Manhattan and Queens.

Can you install a new driveway?+

Yes. We install concrete, paver and asphalt driveways with proper sub-base and drainage. Concrete driveways typically last 30+ years in NYC; pavers can be lifted and re-set indefinitely.

Can you fix my DOT sidewalk violation?+

Yes — we handle NYC DOT sidewalk violations with code-compliant concrete repair or full replacement, plus all required permits. Most jobs complete in 1–2 days.

How long before I can use new concrete?+

Foot traffic in 24–48 hours. Light vehicles in 7 days. Heavy loads after 28 days of cure. We seal control joints and protect the pour during cure.
