Parapet Wall Leaks: Why NYC Buildings Develop Water Problems at the Roof Edge

If your building has a flat roof in New York City, it almost certainly has a parapet — the low masonry wall that continues past the roof surface at the edges. It is the most weather-exposed element of the whole building, and it is the source of a disproportionate share of leaks that get blamed on the roof.

The distinguishing symptom is worth knowing: a parapet leak often shows up as damage at the top of an interior wall, or as staining on the wall a floor or two below the roof, rather than as a drip from the ceiling. Homeowners see that and think plumbing or condensation. It is frequently the parapet.

Why parapets fail more than the rest of the wall

The rest of your exterior wall is exposed on one face and protected above by the roof. A parapet is exposed on the roof side, the street side, and the top — three surfaces taking sun, rain, wind-driven rain, snow and freeze-thaw with nothing above it. It also thermally cycles far more than the wall below, because it has building heat on neither side. Masonry that expands and contracts through a wider range, more often, opens joints faster.

On attached rowhouses and brownstones there is an extra wrinkle: a parapet is often shared or built tight against the neighbouring building, and water entering at that junction can affect both properties.

The three ways water gets in

1. From above — coping and coping joints

The coping is the cap on top of the parapet: stone, precast concrete, terracotta or metal. Its job is to shed water off both faces and keep it out of the wall core.

Coping fails in a few predictable ways. The joints between coping units open as the mortar or sealant in them ages, and every open joint is a direct funnel into the top of the wall. Individual units crack, shift or tilt so that they drain water toward the wall rather than away from it. Metal coping loosens at its fasteners or splits at the seams between lengths. And on some walls the coping is simply too narrow to throw water clear of the face.

Water entering the top of a parapet is the most damaging path, because it saturates the core of the wall and then works downward and inward with nowhere to escape.

2. Through the face — mortar joints and masonry

Brick is somewhat porous; mortar joints more so as they age. Deteriorated, cracked, eroded or missing mortar lets wind-driven rain into the wall. Once inside, that water freezes in winter, expands, and pushes the masonry apart — which opens more joints and lets in more water. That cycle is why deferred pointing gets expensive: it does not stay a pointing job.

Advanced signs include spalling brick faces (the face popping off), efflorescence (white salt deposits on the surface where water has been moving through the masonry and evaporating), displaced or bulging sections, and visible leaning.

3. From below — base flashing at the roof junction

Where the roof membrane turns up the inside face of the parapet, flashing seals that transition. It is a joint between two systems that move differently, and it fails at the corners first. Base flashing that has pulled away, torn, or lost the sealant at its top termination lets water straight into the space between the membrane and the wall — which then appears inside as a ceiling leak near the perimeter.

In practice a neglected parapet is often taking water from all three directions at once, which is exactly why patching one of them does not stop the leak.

What you can look for safely

From the ground, from a window, or from a neighbouring vantage point:

  • Cracked, missing, shifted or visibly tilted coping units.
  • Open joints between coping pieces.
  • Missing or crumbling mortar in the parapet face — the joints look recessed and sandy compared with sound areas.
  • White chalky deposits on the brick.
  • Brick faces flaking or popped off.
  • Any bulge, bow or lean in the wall line — this one is a call-someone-now item rather than a maintenance note, because a leaning parapet is a stability question as well as a water question.
  • Inside, look at the top of exterior walls on the upper floor, at the corners of the top-floor ceilings, and at the perimeter rather than the middle of the room.

    What a real parapet repair involves

    The scope depends entirely on what is found, but the elements are:

  • Repointing — cutting out deteriorated mortar to sound depth and repacking the joints with an appropriate mortar. Matching the mortar to the existing masonry matters, particularly on older soft brick and brownstone, where an over-hard mortar causes damage to the brick rather than protecting it.
  • Brick replacement — cutting out and replacing spalled or broken units.
  • Coping repair or replacement — resetting shifted units, rebedding and resealing the joints between them, or replacing cracked units. Where the coping is beyond saving, a new coping system properly detailed to throw water clear.
  • Through-wall flashing — on rebuilt sections, flashing built into the wall so water that does get in is directed back out rather than travelling down inside.
  • New base flashing and counter-flashing — properly lapped onto the roof membrane and terminated into a reglet in the masonry rather than relying on surface sealant.
  • Partial or full rebuild — where the wall has lost structural integrity, is leaning, or the masonry is too deteriorated to point.
  • Waterproof coatings — appropriate on some walls as a supplement, never as a substitute for sound joints and coping. A coating over open joints and failed coping traps moisture in the wall.
  • The work sits across two trades. The masonry side is parapet wall repair and brick pointing; the roof-junction side is flashing and membrane work. Getting them coordinated is the point — a mason who reseals the coping without addressing base flashing, or a roofer who redoes flashing under a parapet that is soaking through from above, leaves you with the same leak and a smaller wallet.

    Do not treat a leaning parapet as a maintenance item

    A parapet that is bulging, bowing or leaning has a stability problem, not just a water problem — it is unsupported masonry at height above a sidewalk. That warrants a professional assessment promptly rather than at the next convenient time.
